Vitae’s spatial and functional programme is articulated along a continuum from private to public and involves all the building’s indoor and outdoor spaces. The project proposes a variety of activities and a vibrant programme for the offices, guest quarters, labs, and public spaces. Each level has different functions that coexist harmoniously, with the ultimate goal of creating and encouraging relationships between workers, the building’s residents, and the local community.









Multi-level public space
Vitae represents the square being returned to the city and its residents, turning the space from private and inaccessible to unique and public. It’s not just a square at street level, but it is also a progression from the ground floor (open to the city) to the panoramic rooftop. An upward climb that achieves one of the primary objectives of the project: the full, organic integration between the new building and its neighbourhood.
The offices of the future
On the first floor are the offices, sustainable and welcoming spaces designed with innovative technologies for a precise and personalized management of the environment. The indoor/outdoor subdivision is fluid: each office opens onto a terrace set up with productivity and concentration in mind, to promote an organic workflow. A model that not only improves performance, but also guarantees a high quality of life.
A place for excellence
The fourth and fifth floors house the IFOM research labs, a centre of excellence for molecular and oncological research. Located in the heart of Vitae, this hub of scientific innovation echoes the historical mission of Carthusian Charterhouses and abbeys: the production and preservation of knowledge.
A homelike heart
On the top floor, Vitae reveals its homelike heart: here are the cosy, welcoming guest quarters for researchers. The southern exposure guarantees all-day sunlight, providing the ideal conditions for the outdoor vegetable gardens that complement the guest quarters.
Community parks and vineyards
Vitae’s most distinctive feature is the green spiral path that gently winds its way from street level to the top floor, following the sides of the building. This grassy walkway covered by a grapevine pergola extends for over 150 metres, offering the city a public green space for walking or running. Along this green spiral, the architectural features fade into the terraced landscape all the way to the top, where you can enjoy a panoramic view of the skyline of Milan.

Intelligent technology
The Vitae project includes advanced BMS (Building Management System) and the application of IoT technologies to develop monitoring systems for the intelligent analysis of energy consumption, automatic temperature control systems customisable by users, and systems to reduce pollution in the workplace.

Vitae operates in synergy with the Symbiosis business district, south of the Porta Romana. Together, they introduce a previously unimaginable model of the future.
